As you may have found out, contingent offers are less attractive to the seller of a property. They don’t want to be reliant on your current home selling to close the sale of their home. So, that being said what can you as the buyer do if you have a home that you own now and need to use the equity in the home for the new home loan purchase? That is why you want to make sure you know your options.  It is stressful buying a home but even more stressful not knowing your options or that you had options for buying your next home.

There is some reason the seller or buyer might not close escrow. It is an offer that could fall apart and the property could be back on the market if the contingency of the offer is not met. Usually the reason an offer is contingent is due to the seller advising the buyer they will only sell if they can find a new home prior to closing the escrow. Also a buyer can make an offer on a new home contingent on their current home selling.

 

As a buyer, contingent means an offer has been accepted but it could fall out of contract if the contingency portion is not met. If you see a property you love that is contingent keep an eye on it and maybe see if you can be a backup offer just in case.
