With new optimism in the local housing market, after more than a 20 year hiatus, three new single-family in-fill housing developments are set to begin selling new homes in the Fair Oaks/Carmichael area, with model homes available for tours starting this summer.
Autumnwood New Homes In Citrus Heights
Autumnwood in Citrus Heights is expected to begin construction on the first of 46 homes this summer. The new real estate development will be built on a 9.2 acres on Antelope Way that previously housed a lumber yard. It boasts convenient access to Interstate 80.
The Village at Fair Oaks Real Estate Development
The Village at Fair Oaks is an $18 million real estate development expected to break ground just south of Citrus Heights in April. This six-acre 55-home development will offer three- and four-bedroom two story homes for sale in the area bounded by Madison Avenue, Dewey Drive and Palm Avenue.
Both new developments are expected to offer homes for sale in the $330,000 - $370,000 range.
Davis Ranch Executive Homes In Fair Oaks
Davis Ranch, is the third real estate development planned for the area, on a site previously occupied by the Davis Ranch farm at the end of Pollard Avenue. This project, which will feature large-lot executive houses at as-yet undisclosed prices, is still in the final stages of land acquisition and not expected to start construction until near the end of the year. The Fair Oaks Planning Advisory Council had previously approved a proposal to build 17 homes on the 7.07-acre parcel.
With a planned build-out of two years, the projects signal new optimism in the local housing market and provide a unique opportunity to buy a brand new home with all the advantages of buying a home in an established area.
Watt Communities on the Sacramento Real Estate Scene
All three developments will be built by Santa Monica-based Watt Communities, founded in 1947 with a strong track record of $6 billion in completed projects. The Village at Fair Oaks is a joint project with San Diego based Presidio Residential Capital which has infused more than $250 million of a planned $500 million spend on home building projects in the western states. KTGY Architects of Irvine have designed the Village at Fair Oaks.
