Tips to quickly sell your Sacramento homeMany people put their homes on the market during the spring season. It's a good time because many folks are looking for a new home. Check out these tips to separate your home from the rest and help it sell quickly.

  • Make A Great First Impression - The most important thing is for your home to make a good first impression. A potential buyer doesn't want to drive up and find the front lawn unmowed and full of weeds, with unkept landscaping. Buyers don't want to see paint flaking off the front door, so make sure the first thing a prospective buyers sees with your home makes a good impression.
  • Declutter and Clean everything - This is very important. When someone walks into your home, they don't want to see your stuff lying around everywhere, so clear out and get rid of items you don't use all the time. Chuck out stuff that's broken or damaged and put everything away in drawers or cupboards. One thing to maybe consider is finding temporary storage to hold bulky items and Christmas decorations.
  • Staging - Home staging makes a huge difference when prospective buyers are walking through your house. Place furniture where it will maximize the feelings of space and light in your home, with an eye to how rooms flow into each other. You can also hire a professional to stage for you and they might bring in some different artwork or furniture to accent the home.
  • Paint - The main idea with painting is to get a nice neutral color with a matt finish that will appeal to many people and paint over any gaudy or loud colors. Many buyers want to see a blank canvas where they can inject their own personality. Also make sure you repair any wall damage before applying the first coat of paint.
  • Do Any Needed Repairs - Now is the time to finish any home improvement projects you've been working on and make any and all necessary repairs to your home. Check that all faucets work, that toilets don't leak and all light bulbs are working. You’ll most likely find a buyer more quickly and the sale process will be much smoother if everything that needs to be done is taken care of.
  • Clean All Floors - Carpets should be shampooed and treated for stains. Buyers don't want to walk into the living room and see a massive red wine stain on the carpet. Tile and hardwoods should be swept and mopped. Any flooring that is stained, damaged or worn beyond repair should be removed and replaced.
  • Remove Odors - Rather than pull out a can of Febreze to hide any bad smells try and put out freshly cut flowers, the scent of fresh cinnamon boiled on the stove (but remove the pot before the showing), or fresh apples and cookies placed in plain sight in the kitchen. Many people are allergic to commercial air freshners, so try a natural alternative.
  • Use A Realtor to Price Your Home Properly - Find out how much you should list your home for by looking at similar properties here at Homes For Sacramento. Take a look at comparable sales and market conditions which will help you determine how much you can expect to sell for in today’s market.
