A new proposal for a major retail center in Elk Grove will be reviewed next week by the city's planning commission.
The 24-acre center, located on the southeast corner of Elk Grove Blvd. and Bruceville Rd. will be anchored by a new 150,000 sq. ft. Costco warehouse, which would be welcomed by Elk Grove residents.
The new shopping complex would be adjacent to the Elk Grove Commons shopping area, which has a Kohl's and Trader Joe's, and is on the west side of Bruceville Road.
The proposal included some 225,000 sq. ft of retail space that is owned by Cordova 83 Properties, which is part of the larger Pappas Investments group out of Sacramento.
The retail shops would be spread out over several buildings on the block including a major tenant on the southwest corner of the land parcel taking up to four spaces of some 103,000 square feet.
Additionally, there will be junior major tenants and 1,100 parking spots along with 14 individual pad retail buildings ranging in size from 3,200-7,800 sq. ft. Interestingly, eight of those buildings would have drive-thru service options.
Apart from Costco, no tenants were listed on the proposal, however concept illustrations show a typical mix of restaurants and neighborhood retail outlets.
The Costco will include 24 gas pumps with the ability to add another six at some future point. It's expected the retail giant will open up some 200 full-time jobs while bringing in an estimated $800,000 in annual sales tax revenues for the city.
The new Costco warehouse will be some six miles from the closest Costco in south Sacramento.
